Living by the Sea



Wing Commander Tarachand Prasad (Retd) is a man with passion. Like many other ex-armymen, who develop varied interests and pursue them with single minded devotion after retirement, Mr Prasad has one aim in life---to give quality living space for the defence employess after their retirement .

A Post Graduate in Public Administration and a Gold Medalist in Post Graduate Diploma in Industrial Relation & Personnel Management (IRPM), he was an energetic Air Force officer and comes with nearly 24 years of experience in all the spheres of administration.

This has come in handy in the new space he has entered –the real estate. His innovative, proactive approach and deep understanding of market psychology and marketing has made him an ideal entrepreneur. He is attuned to corporate culture and also understands his social responsibilities. “Having completed 24 years of service in Indian Air Force and now retired, along with other like-minded retired Air Force Officers, I have started a company Jupiter Infrastructure (Bangalore) Private Limited along with its subsidiary as Callisto Projects Private Limited with a clear vision” he says and adds, “ it is to create specific brand for Residential, Commercial, Industrial units, Farm houses, Villa sites, Weekend homes, Second homes, Rental homes, Raw houses, Township enclaves, Industrial parks and specific agricultural land. We are also aiming to create a ‘Sales Organisation’ which is comprehensive, trustworthy and aggressively focused.”

“ It has always been my ambition to serve and support the housing needs of defence personnel while planning for their re-settlement after leaving services and also to create a unique organisation with 80% ex-defence personnel. My approach has been to facilitate defence personnel by offering wide range of value driven products in property investment with title clearances, statutory compliances, customized quality development, safe and higher rate of returns”.

His completed projects bear a testimony to all these and more. Some of the ongoing projects include :

Defence Emplyees Welfare Society (DEWS), a A residential layout spread over 57 acres in Devanahalli, with all amenities in place. This is BIAAPA approved layout and Registration in progress. Syndicate Bank residential project at Devenahalli for the bank employees which is in a 20 acre land ; a defence enclave which is a 12- acre residential layout in Chikkaballapur , especially designed to house soldiers.

Melona—1 , a 12 ½ acres residential layout with 240 sites at Hosakote , converted to residential use and approved by BMRDA / HPA, situated 2 km from Hosakote town and abutting NH-4. Callisto Projects Private Limited, a subsidiary of Jupiter Infrastructure (Bangalore) Private Limited is the project development & marketing wing of Jupiter.

Callisto has a distinct mandate --catalysing the development & marketing of projects. The organisation has focussed on the commercialisation and development of infrastructure projects and creation of value added services. Return on investment

On completion, these Studio Rooms can be handed over to L’amicale Club for renting under a Leave & License Agreement. Monthly rental collected through such occupancy will be revenue accrued to the owners. Projected rental income from Studio Rooms could be as much as `.5,000 to `.10,000 PM.

The owner will also be entitled to avail 15 days free holiday with family in the club every year at any of the villas. Get monthly income, and appreciation in value of property. He also get a free membership to L’amicale Club in Chennai along with 177 other affiliated clubs across the country.

There are two options to the buyer:

ö Option I – Fixed Monthly Rental Income of `.5,000 p.m. with 10% increment every year.
